As many of you know, Coeur d'Alene received a groundbreaking gift of $60m from the Kroc Foundation earlier this year.  This gift is being used to build a 109,000 sf community center.  Today's Coeur d'Alene Press has an article about the center: "Kroc Center plans move along nicely" (link expires in 30 days). 

The article talks about where they are at in the building process: having selected the contractor, the design is in the final stages.  The design includes a sound proof recording studio, 10 lane competition swimming pool with spectator seating for 200, spacious chapel/performing arts center with seating for 400, among others.

The facility will be situated on 12 acres at the intersection of Ramsey Road and Golf Course Road, just north of the UPS facility with easy access to I90.  The cost of building the facility is budgeted at $33m, with the remaining 27m  being used as an endowment fund generating approximately $1.5m annually which is slightly less than 1/2 of the expected annual operating expenses.  The remaining funds expect to be derived from donations and user fees. It's fantastic to see waterfront land, that housed old mills, being developed into lush, beautiful communities to be shared by all with walking & biking paths, mixed use housing, quaint shops and more.  Today's Coeur d'Alene Press has an article about the changing shape of the Spokane Riverfront: "Changing the flow" (link expires in 30 days). 

  • "Bellerive is a planned mixed-use community with retail adjoined to condominiums, townhouses and single-family homes. The development includes a boardwalk along the river bank with access to private boat slips. The Riverfront House condominiums range from 1,000 to more than 2,600 square feet. The Boardwalk Homes are single-family homes ranging from 2,500 to more than 3,000 square feet in size and the Courtyard Homes are townhouses ranging from 1,300 to around 2,000 square feet."

  • Just down the river is Rivers Edge in the Mill River development just off Seltice Way. The gated waterfront community has 22 luxury homes ranging from 3,400 to about 3,700 square feet, starting at $1.825 million. Each resident also has access to a private boat slip and the option to apply for membership at The Club at Black Rock.

The beauty of these developments is that they are located adjacent to the Centennial Trail, making quick and easy access to downtown Coeur d'Alene and encouraging use of the outdoors.

More Details on the Whole 'Non-Disclosure' Issue.

Non-disclosure means that anything related to the purchase price of a real estate transaction is not available to the general public.  In some non-disclosure states, it's simply because reporting of the sales price is not required by the governmental entity doing the reporting, ie: the county.  In other states, it's because although information is collected and retained by the county/governmental entity, it is not considered public and can not be distributed to the public, it can only be released to the property owner.

Idaho is in the middle.  Reporting is not required by the buyer/seller but, any reporting that is done and retained by the county is considered public information and is available to the public.

The following states are considered non-disclosure:  Alaska, Idaho, Kansas, Louisiana, Mississippi, Missouri (some counties), Montana, New Mexico, North Dakota, Texas, Utah, and Wyoming.

Beware! Sneaky Assessors Office 'fishing expedition'

One of the financial benefits of owning property in the state of Idaho is 'non-disclosure'.  Non-disclosure means that unless you voluntarily reveal your property information (ie: price/value), the assessor has to make their best guess as to the value of the property.  The best part, if they over-value the property, you can prove your value (purchase agreements, similar comps in the area, etc).  Most importantly, the assessors office very rarely over-values properties.  They are more likely to undervalue a property than to over-value it.

Recently, one of our investor clients received a form from the assessors office requesting sales information on their property (Sales Verification Letter).  DO NOT PROVIDE ANY INFORMATION.  While you may want to return the form, simply LEAVE IT BLANK when it comes to any value questions on your property.  Idaho law protects you from the requirement to respond to these questions.

It's a 'fishing' expedition by the assessors office.  Far too many people return the forms with full information, to the property owners detriment.

Post Falls School Property Taxes Reduced

As a member of the Post Falls Community, I received the Post Falls School District #273 Fall 2006 newsletter.  Unfortunately, it is not available electronically, although you can access other resources on their website.

One article in particular will affect all of the Post Falls property owners.  Prior to August 25th, 2006, each Idaho property tax payer paid $3.00 per $1,000 of taxable value of their property towards the cost of running the K-12 public schools in the state.  The Idaho State Legislature convened a special session on August 25th, 2006 removing school maintenance and operation OFF the property tax rolls.

What this means to you, the Post Falls property owner.  The Post Falls School District tax rate will change as follows:

  • 2006 = $5.61 per $1,000 of taxable value
  • 2007 = $2.18 per $1,000 of taxable value 

In order to support this decrease, the Legislature approved the increase of state sales tax to 6c, from 5c.  This helps place the burden of public school on all users, not just property owners.

North Idaho: Development/Industry Hot News

The Pointe at Post Falls, a 235-acre retail project along Interstate 90, will likely include a lifestyle-themed center, home improvement big box, two hotels and a large chain store in addition to Cabela's on the west end.Cabela's has started construction on their 125,000 sf destination store in Post Falls.  Along with Cabela's, site grading has begun on The Pointe at Post Falls, an 800,000 sf, 235-acre complex of big-chain stores, restaurants, retail outlets and more.  There are also 2 hotel sites and and additional adjacent 70 acres that will be residential.

This development will more than help the Pleasantview Road Outlet Malls.  It will revive their life.  YEAH! 

With an unemployment rate close to 3%, adding another several hundred jobs to the area will only help to increase the need for an influx of more people, which will again help real estate values.

North Idaho is ready for more growth.

Mt. Spokane is one of my favorites for two reasons.  First, it's a short 30 minute drive from Coeur d'Alene (and the easiest drive).  Second, it's one of the less expensive hills and generally not as crowded as the other resorts.  It also happens to be "the place" we went every weekend and any weeknight we could in high-school.  Sentimental I guess!!

Development Update: A New Condominium Complex

Coeur d'Alene, Idaho

The Planning Commission approved a proposal for a planned-unit development for a 34-unit condominium complex located mid-town at 15th Street and Best Avenue.  The complex is proposed as a townhome style with a 31% open space (as opposed to the required 10%).  The developers say the site will have a lush, open feel.

North Idaho is unique in that we haven't really had condominiums.  They were few and far between.  Now that our median home price has gone from $130,000 to $240,000 in the past 4 years, condominiums are the new frontier in the area.  There is some resistance by locals - the general contention is that housing is too expensive if first-time buyers have to live in a condo.  Unfortunately, ethnocentrism is alive and well in the area.  This is a major change of thinking shift in our market and I'm glad to see that many people understand and are open to the idea. Adding condo's and higher-density housing opens so many doors for first-time buyers, empty-nesters, etc.

Free Website Tool - Totally Awesome

Someone else may have actually mentioned this tool, but, since I use it nearly every day and find it fundamental to my website management, I thought I should share it.

It's called "Search Engine Positioning Tool" and it's totally and completely free. As always, if you like and use something, a donation is received with pleasure by the creating firm, Digital Point Solutions.

First of all, you can type in all of the keywords that you want your website to come up by and then run a check to see where you stand.  The tool searches Google, Yahoo and MSN.  You will need to put a small amount (easy) of coding into your website so DPS can track you - Google API and I believe Yahoo API (or something similar) - it's been well over a year since I did this so I don't remember exactly all of the steps - I do know that they were oh so worth it!

The tool retains your history so you can see if you've gone up or down - you can test changes on your website to see what works and what doesn't.  You can also track multiple websites within the same account.

Then, you can track your backlinks for each of your websites within this same login/account.

DPS has many other tools.  I simply found this one to be the most useful as it retains my history and I don't have to type in each keyword everytime.

A Letter To My Sellers

Today I read a great blog post from a fellow colleague. I've tried and tried to express the importance of allowing the Realtor to show and sell your home, but despite this, I'm constantly reminded by you that there isn't a better person to sell your house than yourself.
