Hello! This is my first blog post on the ActiveRain Real Estate Network. I am a member of a family team located in North Idaho (see my profile for more details). My specialty is Marketing and Research. In fact, I'm a Marketing and Research nut (case). I specialize in finding out what works the best with the highest amount of 'bang for the buck' so to speak. I apply this to marketing our Real Estate Team, our Property Management Company, and the listings our sellers trust us to sell for them. It's my job to know about every conceivable method available and to determine which ones to focus on.
I've found that just about any kind of marketing works, in just about every situation. The key is always the rule of marketing... it takes 6 hits for someone to remember you, your product or your service. The closer together those 'hits' are, the higher your return. In other words, establishing a mailing campaign that is sent out every other month for real estate services isn't going to get you the same return as establishing a campaign that touches your potential clients once a week for 6 weeks and then following up with a monthly or bi-monthly campaign. We continuously watch fellow Realtors(r) almost literally throw hundreds of dollars out the window in a random, 'shot gun' attempt to market themselves and their listings.
Here's a tip. Next time you send out 'just listed' or 'just sold' postcards - establish a campaign that will last for at least 6 weeks. Provide the initial information in the first mailer, and then provide subsequent information that is beneficial to the consumer.
